1. Financial Reasons

This one is probably one of the harder motivations to examine. At some point in time financial situations have changed due to one of those things that just 'happen' in life. Or, it could be more of a positive motivation; cashing in on years of capital growth by selling, and therefore, in a better position to move up the property ladder.

When you are sitting on the fence whether you should sell your property, it is best to speak with a financial advisor and have your options set out for you.

2. The feeling of outgrowing your home

Whether it's too may kids, & no longer enough storage or your house has outgrown your needs - it could be time for a size change. Different properties are for different times in your life, and being in the wrong house at the wrong time should be a good indication its time to move on.

3. The market is in your favor

A strong market is often a good time to downsize, or buy a property of lesser value to your exisiting property. A strong market is also the opportune time to sell if your home has some negaitve aspects such as being on a main road or anything unusal that makes it unattractive.

A slower market is conducive to buying a more expensive property or upsizing. That's because there will potentially be a smaller gap in price between the two properties.

4. You just want a change

If you're sick of not being able to make the changes to your home the way you want, or you are tired of the commute to work every day. We always seem to think the grass is always greener on the other side, and it is true, a home that no longer suits you is best left to be someone else's greener side.

5. It's the right time for you

Buying & selling property is a very big decision. While there are better and worse times to sell your property, it really comes down to what suits you, your lifestyle, finances & plans.

When you balance up all the pros and cons, if it's the right time to leave, then it's probably a good time to sell your property.
